CeMat secures portfolio growth with new developments in Poland

CeMat A/S has recently secured a zoning decision for a new self-storage facility on Arkuszowa Street in Warsaw’s Bielany district, just 150 metres from the planned S7 expressway. The project will deliver up to 3,180 sqm of lettable space fully dedicated to self-storage services under the company’s proprietary CematBox brand.

“The dynamic growth of the self-storage sector in Poland opens up new opportunities for us. This new zoning decision is another step toward building a stable portfolio of income-generating assets,” says Jaroslaw Lipinski, CEO of CeMat A/S.

CeMat entered the self-storage market in 2023 with the launch of its dedicated online platform www.cematbox.com, enabling customers to conveniently rent storage units. With approximately 1,869 sqm of lettable space already in use, the company’s current operations confirm both the market demand and the validity of its strategy.

In addition to commercial projects, CeMat A/S is actively expanding its residential development portfolio. By 2028, the company plans to complete 235–238 apartments across its Moje Bielany 2 and Moje Bielany 3 developments—further reinforcing its presence in Bielany, an area experiencing significant urban growth and investment interest.

These residential developments will be complemented by a second CematBox self-storage facility, also offering up to 3,180 sqm of lettable space, reinforcing CeMat’s commitment to synergy between its residential and commercial assets.

“The success of the first stage of the Moje Bielany residential scheme and the CematBox self-storage concept has confirmed the validity of our investment strategy. The next projects in this area not only secure CeMat’s portfolio for the coming years, but also mean increasing asset value, solid foundations, and attractive growth prospects for the company’s investors,” adds CEO Jaroslaw Lipinski.

The new zoning decision replaces the plot’s previous hotel-related designation, while remaining consistent with the service function permitted under the earlier decision. The company does not intend to adjust the valuation of the property, which was already reclassified as inventory in 2022.
