SwedeCenter has appointed Hochtief Polska as the general contractor for the first two buildings. Business Garden is the first environment-friendly business park and one of the largest office projects in Warsaw.

The project will feature 90,000 m2 of rentable office space combined with retail, hotel, conference space and additional amenities for the office occupiers. The completion date for the first two buildings is anticipated to occur in the third quarter of 2012.

Business Garden consists of 7 buildings to be constructed on a 6-hectare plot. The first stage of the project encompasses the construction of two buildings with a total rentable area of ca. 32,100 m2. The first building will provide ca. 14,600 m2 of rentable office and retail / auxiliary space together with a 200 room business hotel and conference centre. The second building will provide ca. 17,500 m2 of office space.

The project has applied for LEED certification and is unique due to its environment-friendly nature featuring 60% of green area. It will provide sustainable design solutions such as: innovative water, lighting and energy saving systems, openable windows with sun protection system and a rain water recovery system. Business Garden will ensure optimal daylight access, waste separation and environmental friendly materials. The project will also provide bicycle parking spaces for tenants and visitors.

Business Garden has a superb location along Żwirki i Wigury Street, 2 km away from the Warsaw Chopin International Airport which will ensure easy access to the city centre by car, bus and fast city train (SKM). Additional advantages will include an improved access to the complex due to reconstruction of the intersection of Żwirki i Wigury and 1 Sierpnia Streets and additional turn lanes from both city centre and airport directions.

Cushman and Wakefield was appointed as the leasing agent for the project.

The Business Garden office complex is one of several commercial investments of SwedeCenter in Poland.
