Cushman & Wakefield Polska Sp. z o.o.: enters into a partnership with Yareal

20-07-2018

Last June, global real estate services firm Cushman & Wakefield was appointed as an exclusive commercialisation agent for building “B” of the LIXA office complex being developed by Yareal in Warsaw’s Wola district. The first phase of the development project (buildings A and B) comprising 27,900 sq m of leasable space is expected to be delivered to the market in Q3 2020.

LIXA is currently Yareal’s biggest office project located in Kasprzaka Street, right next to the junction of Kasprzaka and Karolkowa streets. The complex will comprise four buildings. Buildings A (22,000 sq m) and B (5,900 sq m) are expected to be delivered to the market by year-end 2020, whilst the next phases: building C/D (a total of 20,000 sq m) and building E (17,000 sq m) are scheduled to be completed in 2021 and 2022, respectively. LIXA benefits from its proximity to the second metro line being currently extended and many bus and tram stops. It will provide a total of approximately 65,000 sq m of Class A office space. LIXA, which stands out among other office buildings in the vicinity of DaszyĹ„skiego Roundabout on account of its architectural design drawing on pre-war modernism and prepared by HRA (Hermanowicz Rewski Architekci), has already received the BREEAM certificate with an “Excellent” rating.

“LIXA is a landmark office complex in the immediate vicinity of DaszyĹ„skiego Roundabout. Its competitive advantage is that it is a low-rise, campus-like project delivered to the highest standard of workmanship. LIXA is a visually and architecturally impressive concept designed to be not only an attractive place to work but also to enjoy free time. Another important aspect of the project is that the scheme is being delivered in several phases, opening up great opportunities for further expansion,” said Katarzyna Pankiewicz, Head of Leasing at Yareal.

“Pre-lets now dominate the Warsaw office market due to limited supply. Office spaces such as LIXA’s building B are extremely attractive to tenants planning to move in 2020. The complex boasts an excellent location within the Central Business District, which is key when choosing an office space,” said Dorota Mielke, Senior Negotiator, Office Agency, Cushman & Wakefield.

In October 2017, BGĹ» BNP Paribas signed a 22,000 sq m pre-let for its new headquarters in phase “A” of the complex.
