Skanska Property Poland: starts the biggest project in history

Skanska Property Poland is launching the development of the first phase of its new office project located at Daszynskiego Roundabout in Warsaw. The Generation Park complex will become an important element of the development in Wola. One of the project's main aims is to create a new meeting place in the green surroundings of Generation Park that is tailored to the needs of various generations. Generation Park's three buildings will provide in total nearly 84,000 sqm of LEED Platinum certified, modern office space.

Generation Park is a timeless, modern architecture located in the most dynamically developing part of Warsaw. JEMS Architekci, a renowned architectural studio, is responsible for the scheme’s architectural design. The arrangement of the buildings was planned so that there will be an interior passage between them with greenery, lawns and urban furniture available to all.

“Thanks to the spatial arrangement within the complex, a unique place on the map of Warsaw will be developed. Employees and residents will find here a green, friendly space full of cafes, restaurants and service outlets. Generation Park will bring generations together. We want everybody, employees and passers-by alike, regardless of age, to feel good here”, says Katarzyna Zawodna.

Generation Park will be an investment open to Warsaw and its residents. The placemaking project Nowa Towarowa is being developed in close proximity to the complex. The goal of the project is to organize the space around Towarowa Street between Zawisza Square and Kercelak Roundabout. The city’s residents, in cooperation with architects and experts in placemaking and social studies, will participate in its development. During a process of consultation, workshops and meetings, participants will focus on how to plan Towarowa Street so that it will be both friendly and useful to Warsaw’s residents. Skanska is one of partners in the project.

Generation Park will comprise three buildings – two offering approximately 40,000 sqm of leasable space in total and the third a 140-meter high tower providing more than 44,000 sqm of modern office space and retail and services. The investment will provide 600 parking places and racks for 370 bicycles. The development of building X, the complex’s first phase, providing more than 21,000 sqm of leasable area,  comprising 11 floors above ground and two below ground level, has been launched recently and its completion is scheduled Q4 2017. The Generation Park complex will be the biggest office scheme to be developed by Skanska in the CEE region and will offer its tenants nearly 84,000 sqm of modern office space, LEED Platinum certified.

Skanska’s project will be located in close proximity to Daszynskiego Roundabout in Warsaw and will provide easy access to the second metro line.

With a focus on comfort for the most exacting tenants, the complex will provide so-called skyoffice – glass, two-storey interiors located on the top floors of all three buildings at the Generation Park development. Tenants will have the opportunity to arrange them according to their wishes, for example in the form of interior gardens offering places in which to relax surrounded by greenery.

The building’s architectural design was created by Warsaw-based JEMS Architekci studio.

“Due to its location as the most exposed part of the currently-developed new Centrum Woli, the project is a unique challenge both in architectural and engineering terms. During the design works we have dedicated a great deal of time to the issue of developing the building’s profile, with a focus on its impact on the city's skyline. Due to its location, this factor is of paramount importance as it is located on the crossroads of Prosta and Towarowa Streets. We wanted our designed scheme to be a counterweight to the different forms and shapes of buildings planned to be developed in the vicinity. Furthermore, we also focused on blending the buildings into the city’s urban tissue, the facades along Wronia and Łucka Streets as well as being easily accessible to metro stations and the bicycle route network. Generation Park is a project that reflects the aesthetic features of buildings from the Modernism period. Simple building forms, regular elevation divisions and high quality architectural details with stainless steel for elevation finishing will contribute to the uniqueness of these buildings. Terraces, located on the top floors, will be an additional quality for offices designed in these buildings. Furthermore, the finishing in the entrance halls with applied multimedia lighting installations will be a standout feature”, says Paweł Majkusiak from JEMS Architekci.

Generation Park was designed in accordance with the Workplaces by Skanska philosophy and will be LEED certified at the highest Platinum level. Its green nature will be confirmed by the implementation of technological developments such as the free-cooling system using cold air from outside the building to cool it during transitional periods of the year. Furthermore, due to the application of modern technology, energy and water consumption at Generation Park will be a minimum of 25% and 60% lower than local norms respectively.
