Skanska Property Poland: Maraton begins – Skanska’s second office investment in Poznań
7-01-2015Skanska Property Poland is about to launch the development of its second office investment in Wielkopolska region's capital city. Maraton, located in the business and cultural heart of Poznan, will offer its tenants 25,000 sqm of modern space. Construction works of its first phase will start in January 2015 and the scheme’s completion is scheduled for Q4 of 2016.
The Maraton project will be developed in the very centre of Poznan and will comprise six floors and two underground levels with over 300 parking spaces. In the first phase, an underground garage part and 13,000 sqm of office space will be developed.
The scheme will be located in proximity to a number of transport links, with Poznan GÅ‚ówny railway station just a few minutes away. Furthermore, the city’s Old Town as well as Stary Browar, the most famous centre in Poznan which combines an art gallery and shopping center, and four parks are located nearby. The building’s name, relating to sports, was inspired by MaratoÅ„ska Street and sports facilities that are in the vicinity – the legendary KS Warta PoznaÅ„ sports club and the PoznaÅ„ Centre of Sports and Recreation.
“Poznan is listed among the top regional cities for investments in Poland. It attracts global brands because of both its convenient location, and large pool of specialists – especially those who are linguistically proficient, specialize in IT, or finance and booking. Maraton’s design was developed with a focus on modern companies. These companies need office buildings which enable dynamic growth and that can also attract the most talented staff,” comments Krzysztof Wilczek, Regional Director at Skanska Property Poland.
Due to a number of green, innovative solutions the building will offer comfortable workplaces for employees, while for the tenants it will generate savings and guarantee staff satisfaction. Maraton will also have a minimized impact on the environment. All these features will be underpinned by the international environmental LEED Gold certificate.
“Green innovations will guarantee, among other things, a 25% and 45% reduction in energy and water consumption respectively when compared to local norms. The offices will be well -lit with natural daylight and will be characterized by a high level of fresh air and optimal temperature that can be regulated in small areas. The large floor space will provide tenants with the possibility of free space arrangement and would allow for further company development in one location,” asserts Krzysztof Wilczek.
Maraton is the second project to be developed by Skanska Property Poland in Poznan. The company’s first investment here, Malta House, is also the first Poznan-based LEED Platinum certified building. This office scheme, which is located on the shore of MaltaÅ„skie Lake, is almost entirely leased. Furthermore, Maraton is the second investment that is being launched by the company in a short time. At the end of November, Skanska launched Axis - its second office building in Krakow.
CBRE advised Skanska on the land acquisition. Maraton was designed by CDF Architekci, and its general contractor is Skanska S.A. Skanska Property Poland will be responsible for its commercialization.
