Skanska Property Poland: After its best year, Skanska Property Poland to buy new land plots

Skanska Property Poland had the best 12 months in its history. The company sold 4 office complexes with a combined leasing area of almost 85 thousand sqm for approximately EUR 300 million, over PLN 1.2 billion. In 2014 the developer intends to buy land plots for 4 new projects.

Within the last 12 months, Skanska Property Poland sold 4 office complexes, including twin-building Green Towers in WrocĹ‚aw for EUR 64 million, NORDEA HOUSE and Green Corner complex in Warsaw for EUR 94.6 million, Green Day in WrocĹ‚aw for EUR 43.4 million and most recently, Atrium 1 in Warsaw for EUR 94 million. The fact that the two latter are due to be completed in 2014 was not a hindrance in finding investors attracted by the buildings’ excellent locations, high quality and long-term lease agreements with renowned companies.

Projects currently under construction by Skanska include also Kapelanka 42 in Kraków, DominikaĹ„ski in WrocĹ‚aw, as well as Silesia Business Park in Katowice, with an office complex at Rondo DaszyĹ„skiego in Warsaw at an early preparatory stage. Skanska Property Poland is now going to buy land plots for new projects.
 
„In 2014 we aim to purchase four new land plots for office projects, at least one in Warsaw and three in regional cities. We are aware that only having the best plots purchased early enough will make it possible to deliver office space to tenants at the right location, time and standard,” said Waldemar Olbryk, President of Skanska Property Poland.

The end of 2013 brings Skanska success not only on the Polish office market, but also in Hungary, in the Czech Republic and Romania. Green House office building in Budapest, which received Hungary’s first LEED Platinum certificate, is already 93% leased. Currently Skanska is working on two office projects in the Czech Republic’s capital: Riverview with a GLA of 7,000 sqm already under construction, and Corso Court with 17,000 sqm to start before year end. Skanska also made an opening in Romania, launching its first project – Green Court Bucharest to be a 3-phase complex with a total GLA of 52,000 sqm.

Skanska’s commercial success is reflected in the distribution of this year’s awards for the best office developers. Skanska was awarded Office Developer of the Year and Green Developer of the Year in the prestigious Eurobuild Awards 2013 announced on 5 December. Earlier the developer was granted EuropaProperty CEE Green Building Awards for the Green Developer of the Year and the Company of the Year. In the same competition, Atrium 1 was recognized as the best building in LEED Pre-Certificate Shell & Core category, and Green House in Budapest – the best building in LEED Shell & Core category. This spring the company also received CEEQA 2013 Green Leadership Award and Developer of the Year Award, and CEEQA RealGreen 2013 awards for Skanska as the RealGreen Developer of the Year and for the first building of Green Towers complex in Wroclaw.
