Skanska Property Poland: Skanska’s first office project in Katowice

29-11-2013

Silesia Business Park will be a complex of four office buildings with a combined office GLA of 46,000 square meters, making it the largest development by Skanska Property Poland to date.

Silesia Business Park (SBP) in Katowice is located in the center of the agglomeration, at Chorzowska street – the city’s main arterial road. SBP offers easy access to public transport, a shopping center and all necessary amenities. The buildings will be 12-storeys high, with a combined 46,000 square meters of leasable office space and a total of 600 parking spaces both in a two-level underground car park and at ground level. The first building is scheduled to be ready for use in Q4 2014.

“Katowice is a vibrant business hub with huge potential, attracting new investors with the presence of many industries and access to a highly-qualified workforce. Its favorable location between Kraków and WrocĹ‚aw  (both mature BPO/SSC markets) combined with excellent road, rail and air connections, ensures easy access from major cities in Poland and Europe. We are very positive about the potential of the Katowice market, especially considering that the city is spending more than 30% of its own budget on investments. This is why we have been observing the market for quite some time, waiting for the best moment to develop a modern office project,” says Bartosz Kalinowski, Regional Director at Skanska Property Poland.

Silesia Business Park offers high quality office space, combining cost-effective solutions for tenants with comfortable working conditions. The innovative, green technologies used in the buildings will not only minimize their impact on the environment, but also will benefit tenants with significantly lower maintenance costs, including energy and water bills. Future tenants of the complex will have the opportunity to display their logos on the façade overlooking one of the Katowice agglomeration’s main streets, and are sure to appreciate the possibility for their further expansion within the same location, which offers in total approximately 46,000 square meters.

“We have a strong commitment from an anchor tenant for the first building of Silesia Business Park and considerable interest from several more. We are sure that this is the right moment to accelerate construction in order to be able to deliver the first building in the second half of next year, offering A-class green office space when we expect market demand to be at its highest,” said Arkadiusz Rudzki, Leasing and Asset Management Director at Skanska Property Poland.

The architectural design of Silesia Business Park was developed by the Medusa Group. The general contractor is Skanska S.A., whereas Skanska Property Poland is responsible for the leasing of the office complex. Silesia Business Park will receive a Gold LEED sustainability certificate and an EU GreenBuilding certificate.
