Skanska Property Poland: Half of Malta House space leased

3-07-2013

Skanska Property Poland signed four contracts for the lease of space in its Malta House office building close to completion in Poznań.

New tenants, who will move into the building overlooking the Malta Lake following the summer holiday, include Franklin Templeton Investments, Ciber information technology company, and Skanska SA. A canteen will also open at the ground floor of the building. Ciber, a global information technology company, will occupy 1000 sq m in Malta House for its Poznan office. Ciber plans to move in September, two months after the building is commissioned for use in July. Malta House will also be the new Poznan location of Franklin Templeton Investments, a global investment management organisation, which has leased 3200 sq m of office space. Franklin Templeton will move into its new office in November 2013.

“We set up our first office in Poznan in 2007 and we are extremely pleased with the growth and development of this office. We had initially set up a large sized office in Poznan and as a result of its impressive growth we have had to look for additional office space. We are very pleased to have signed a lease for office space at Malta House, a modern building designed to high standards and in a very good location” - commented Alok Sethi, Member of the Board, Franklin Templeton Investments Poland Sp. z o.o.

Malta House offers a total of 14 700 sq m of office space. Apart from the space leased by Ciber and Franklin Templeton Poland, 2500 sq m will be occupied by the Poznan branches of Skanska. Negotiations are underway for the remaining space. „I am glad that such demanding tenants as Franklin Templeton Investments Poland and Ciber chose Malta House. Many companies are interested in office lease in our building – more negotiations are in progress and we expect to sign new lease contracts soon” – says Arkadiusz Rudzki, leasing and asset management director at Skanska Property Poland. “Now with the project nearly completed, one can fully appreciate its advantages and the superb location at the shore of Malta Lake. The roof terrace available to all tenants offers a truly outstanding view. Combined with excellent technical features and Poznan’s largest floor plan, offering huge flexibility, those features make it a unique, future-proof project. The advantages are appreciated by all the tenants we talk with”, Arkadiusz Rudzki adds.

A parking lot for bicycles is planned next to the building, and the amateurs of cycling to work will be able to use a changing room equipped with showers. A green garden is currently being planted at the roof of the building, designed as a relaxation zone available to all tenants. Work is also underway at the internal patio – a terrace with seats is close to completion, with birch trees around to create a space for taking a pleasant break. The building will also feature an energy-efficient air-conditioning system with humidifiers using water mist. Cold air from the outside will be used for cooling the building, while warm air from the offices will be used to heat the garage. Malta House is the first building in PoznaĹ„ meeting stringent sustainability requirements – it is already LEED-precertified with the highest, Platinum rating.
