Skanska Property Poland: Launching its largest office project in Wrocław

Skanska starts the construction work on its fourth office building in WrocĹ‚aw. DominikaĹ„ski, as it has been named, will be developed in one of the most prestigious spots of the city, in the very heart of WrocĹ‚aw. It will be the developer’s largest office investment in the city.

The DominikaĹ„ski office complex, with a total leasable space of around 40,000 sqm, will comprise 2 underground levels and 7 storeys above ground. Skanska’s new office project will be developed at the meeting point of Piotra Skargi and Kazimierza Wielkiego streets, near the DominikaĹ„ski Square, which will ensure the building’s users excellent access to public transport. The location is a great advantage of the project, also due to direct vicinity of the shopping centre Galeria DominikaĹ„ska and the proximity of the Market Square, within just a five-minute walk. The first phase of the investment will consist of a building with office and retail space totaling around 16,000 sqm.

What distinguishes the project from other investments of this kind is the combination of modernity with a historic building. The old Oppersdorfs’ Palace survived on the plot of land purchased by Skanska. The developer, in cooperation with the local historic preservation officer, incorporated it in the office project. As a result, it will become an integral part of the complex, preserving its historic character. The Palace will be adapted either for office or retail space depending on tenant demand.  

The Dominikański office complex was designed by Skanska S.A., its general contractor, in cooperation with the Medusa Group architectural studio. The first phase of the investment with the underground car park is due to be completed in Q2 2015.

Like all Skanska’s office projects, DominikaĹ„ski will be LEED certified at one of the highest levels. This will be possible thanks to innovative technologies, which will minimize the impact of the building on the natural environment, at the same time translating into savings for tenants. Environment friendly solutions encompass modern systems of air-conditioning and air humidification, energy efficient lighting, use of recycled materials, as well as water-saving fittings and toilets. Systems applied by the developer will ensure excellent working conditions, having a positive effect on users’ well-being and efficiency. Approximately 370 parking places have been planned and additionally there will be parking space for bicycles. Cyclists will also be able to use changing rooms and showers, fitted for their convenience.
