Skanska Property Poland: Sells a newly completed green office complex in Warsaw to RREEF

On 28 December 2012, Skanska Property Poland sold NORDEA HOUSE and Green Corner office complex in the Warsaw Central Business District to two RREEF real estate special funds for EUR 94.6 million.

The Warsaw complex consists of two buildings: NORDEA HOUSE and Green Corner, and its first tenants have moved in only in December 2012. With a total leasable area of 27,000 sqm, the complex is located in Warsaw’s upcoming business district Wola. While the scheme already offers excellent access to public transport, its appeal will further increase once the currently built second line of the Warsaw underground is completed, as the complex will be in the direct vicinity of one of the stations. Colliers International was the exclusive agent in the sale.

The scheme is currently 95% leased. One of the biggest lease contracts for over 7,600 sqm has been signed with Nordea Group and the first building has recently been renamed to NORDEA HOUSE. Other tenants in NORDEA HOUSE include Grant Thornton and Jones Lang LaSalle Group Services. The second building has been fully leased to one of the Polish central administration authorities. NORDEA HOUSE and Green Corner are managed by Jones Lang LaSalle.

The two-building complex has been LEED precertified with the highest Platinum rating. Apart from its excellent location in the centre of the Polish capital, the project features sustainable solutions, which minimise its impact on the natural environment and contribute to the scheme’s energy efficiency, also ensuring comfortable working conditions. All those features combined with the scheme’s high quality make it an investment with excellent future prospects.

Skanska Property Poland has currently another office scheme under construction in Warsaw – Atrium 1, with 18,000 sqm GLA, excellently located in the heart of the city’s Central Business District. Due to highly advanced environmental solutions, including a pioneering system of geothermal cooling and heating, Atrium 1 will be CEE’s greenest office building.
