Skanska Property Poland: Launches its first office investment in Kraków

Skanska Property Poland, developer of green office buildings, has received a building permit for an office complex in Kapelanka Street in Kraków. The construction on the first phase of Kapelanka 42 is to start this month.

The Kapelanka 42 office scheme will consist of two class A buildings. Its total leasable area will be around 30,000 sqm. Each of the buildings will have nine stories above ground level and three stories underground. The first phase of the investment will comprise a building offering 12,250 sqm and an underground car park for the whole complex. Completion of the Kapelanka 42 project is scheduled for the turn of Q2 and Q3 2014. The office complex was designed by Medusa Group architecture studio.

This is confirmed by the fact that even at the very early stage of the Kapelanka 42 project we have received a number of enquiries from potential tenants” – said Marcin Łapiński, Regional Director, Skanska Property Poland.

Skanska’s first office project in Kraków will be located in the vicinity of important communication routes, with excellent access to the A4 highway, the Cracow ring-road and to the local Kraków-Balice airport. Thanks to the proximity of a number of bus and tram lines the users of Kapelanka 42 will also be able to commute conveniently. Additionally, a space for bicycles with showers and changing rooms for cyclists will be provided.

The scheme will be built in compliance with the principles of sustainable development, which means that Kapelanka 42 will feature numerous  sustainable solutions to minimize the buildings’ environmental footprint. Like all the projects developed by Skanska Property Poland, the complex will apply for LEED  certification. It will be the first LEED certified building in Kraków. Innovative technologies used during the construction process will not only ensure a comfortable working environment, but will also result in significant reduction of the buildings’ operating costs.
