BEAS report: Szczecin strengthens its position among investment leaders in the North of Polish

Szczecin maintains a strong position on the country’s investment map – this is according to the latest edition of the Business Environment Assessment Study (BEAS) report. The city received an average score of 6.9 points on a 10-point scale. This result confirms Szczecin’s well-established position among the key business centers in Poland, while indicating its further development in strategic areas.

The latest, fifth edition of the Business Environment Assessment Study (BEAS) report, by Antal and Cushman & Wakefield, presents a comprehensive assessment of investment conditions made by managers and decision-makers of companies operating on the Polish market. Seven key areas affecting the attractiveness of cities were analysed: infrastructure, availability and quality of office space, support for public administration, educational potential, employment potential, business potential and quality of life of residents.

Szczecin maintains a strong position on the country’s investment map, scoring 6.9 points in this year’s survey. In particular, the following categories were highly rated: “Infrastructure in the context of running a business” (7.4 points) and “Attractiveness of the location as a place to live” (8.1 points). The city is consistently strengthening its role as the economic and logistics center of northern Polish, attracting investors from the offshore, industrial, logistics and modern business services sectors.

With a score of 7.4 points, Szczecin maintains a high position in the infrastructure category, exceeding the national average. The result is primarily influenced by the city’s strategic location – proximity to Germany and the Scandinavian countries and access to ports, which are key links in the European supply chain.

The Szczecin office market, despite its small scale compared to other regional cities, remains stable. The total office stock is approx. 190 thousand sqm, and the vacancy rate remains low – approx. 8%. The average annual demand ranges from a few to several thousand sqm.


Szczecin received 6.9 points in the category of business potential, which confirms the stability and diversity of the local economy. The following sectors play a key role: manufacturing, trade, logistics and construction. The region consistently attracts new investors – examples m.in include the distribution center of the Action network (approx. 500 jobs) or new industrial and warehouse projects implemented in the port area.

In recent years, Szczecin has become one of the most popular places for companies from the BPO, SSC and ICT industries. In addition to modern offices and a large number of qualified specialists, investors are attracted by their knowledge of languages and a solid work ethic, as well as numerous initiatives that build the local technological ecosystem.

Both Szczecin and the West Pomeranian Voivodeship occupy a unique position on the map of Scandinavian investments and business activity in Poland. According to our data, as much as 78% of all foreign investments in the region come from Scandinavia. The presence of Danish capital, which is responsible for almost half of all foreign investments located here, is particularly noteworthy.

What attracts companies from the North to Szczecin? An important role is played by its strategic location – at the junction of the main north-south transport routes, in the immediate vicinity of the Baltic Sea. The region also boasts a developed maritime economy, a strong logistics base and e-commerce.

The growing importance of West Pomerania is also due to its commitment to green transformation and decarbonization – a key area of Polish-Scandinavian cooperation. In 2024, the share of electricity from RES in the total energy consumption in the region was an impressive 122.7%. Szczecin is strengthening its position as a center of green technologies, with particular emphasis on the offshore sector, which is confirmed by the systematic development of Vestas’ investments in the region. At the same time, the medical technology sector is also developing. These are just some of the factors that make the city offer a stable partnership in the value chain for investors interested in development.
